Little St. James Operations: L.S.J., LLC, LSJE, LLC, and Nautilus, Inc.

Little St. James was administered through a network of companies controlled by Jeffrey Epstein. The principal entities were L.S.J., LLC, LSJ Employees, LLC, its successor LSJE, LLC, and Nautilus, Inc.
There is no verified corporate record establishing a legal entity named “Little St. James Operations LLC.” That phrase is best understood as a descriptive label for the companies, employees, bank accounts, contractors, and administrative systems used to operate Little St. James.
L.S.J., LLC initially held title to the island. Nautilus, Inc. became the property owner in 2011. LSJ Employees, LLC, later renamed LSJE, LLC, handled staffing and operational expenses. Southern Trust Company provided significant administrative support.
Corporate filings, deeds, bank records, permits, invoices, organizational charts, and government litigation reveal how this network managed payroll, purchasing, construction, transportation, utilities, vendors, contractors, and daily island operations.
The records also show why investigators examined these companies after Epstein’s 2019 arrest. The Government of the United States Virgin Islands alleged that several Epstein controlled entities formed part of an enterprise used to facilitate and conceal his criminal conduct.
Those statements are allegations from civil litigation unless otherwise identified as established facts or findings.
What Little St. James Operations Means
Little St. James was not administered through one company with a single operating account. Epstein divided property ownership, employment, financial administration, and construction activity among several related entities.
The principal entities were:

- LSJ Employees, LLC
- LSJE, LLC
- Nautilus, Inc.
- Southern Trust Company
- Financial Trust Company
The available records show overlapping addresses, managers, accountants, attorneys, bank signatories, and administrative functions.
This structure allowed different companies to hold title, employ workers, pay contractors, manage accounts, and coordinate development projects while remaining under Epstein’s ultimate control.

L.S.J., LLC
L.S.J., LLC was a Delaware limited liability company formed on April 17, 1998.
A certified Delaware formation record documents the company’s creation. Other corporate and legal records identify Epstein as its sole member.

Purchase of Little St. James
L.S.J., LLC acquired Little St. James in April 1998 for approximately $7.95 million.
Property records describe L.S.J., LLC as the entity that held title to the island. Epstein controlled the company as its sole member.

The FBI later reviewed this ownership history while examining possible forfeiture and the corporate succession from L.S.J., LLC to Nautilus, Inc.

Transfer to Nautilus, Inc.
Nautilus, Inc. was incorporated in the United States Virgin Islands in November 2011.
In December 2011, L.S.J., LLC transferred Little St. James to Nautilus. The quitclaim deed identifies Epstein as the sole member of L.S.J., LLC. A related affidavit identifies him as president and sole beneficial owner of Nautilus.
The deed recited nominal consideration of ten dollars and other value. This language does not establish the island’s market value or prove that only ten dollars changed hands.

Federal investigators later confirmed that the most recent deed they reviewed placed title in Nautilus. Their communications also identified L.S.J., LLC as the previous owner and Epstein as the beneficial owner of both entities.

LSJ Employees, LLC and LSJE, LLC
LSJ Employees, LLC was formed in 2011 to support employment and operational functions associated with Little St. James.
The entity was subsequently renamed LSJE, LLC. Corporate and banking records identify Epstein as the sole member. Records also connect Darren Indyke and accountant Jeanne Brennan to account administration and authorized business activity.

The available records indicate that LSJE handled or supported:

The evidence supports describing LSJE as an operational and employment company. It does not establish that every activity on Little St. James was conducted through LSJE.

Southern Trust Company’s Administrative Role
An internal organizational chart provides one of the clearest descriptions of the island’s administrative structure.
The chart states that Southern Trust Company served as the administrative office for LSJE. It says the office controlled purchasing, vendor payments, expense tracking, staff payroll, and contractor payments.

This record connects Little St. James operations to the broader network of Epstein companies in the Virgin Islands. It also shows that LSJE did not operate in isolation.
Southern Trust Company received substantial tax benefits through the Virgin Islands Economic Development Commission. The Virgin Islands later alleged that Epstein and his companies obtained those benefits through misrepresentations. The estate resolved the resulting litigation through a settlement that did not include an admission of liability.

FirstBank records identify multiple commercial checking accounts associated with Epstein’s Virgin Islands entities.
The account records connect Epstein, Harry Beller, Ghislaine Maxwell, Darren Indyke, and Jeanne Brennan to different accounts or banking records.

The records cover accounts opened as early as 1998 and information compiled during later investigations. They should not be interpreted to mean that every listed account remained active throughout the entire period.
A person’s appearance as an authorized signer or associated name also does not prove that the person directed every transaction made through an account.
Deutsche Bank Relationship
LSJE maintained a relationship with Deutsche Bank as part of what bank records called the Southern Financial Relationship.
A 2018 periodic review covered accounts for Southern Financial LLC and LSJE. The bank classified the accounts as high risk and identified remediation requirements.
The review also requested updated corporate certification and identification material for Darren Indyke and Jeanne Brennan.

The high risk classification was a compliance designation. It should not be presented as a judicial finding that every transaction through LSJE was unlawful.

Little St. James underwent extensive construction and redevelopment during Epstein’s ownership.

Construction Litigation
L.S.J., LLC also appeared in disputes involving work performed for Little St. James.
In one case, Epstein and L.S.J., LLC sued Fancelli Paneling over design and construction work. The complaint describes cabinetry shipped to Little St. James and a substantial library installation.

Visa Waiver Program Carrier Agreement
A federal record shows that L.S.J., LLC entered or renewed an agreement with United States Customs and Border Protection under the Visa Waiver Program carrier framework.

The document identifies L.S.J., LLC as a carrier operating between foreign territory and the United States. It includes an expiration date of June 30, 2013.
This agreement is unusual and relevant to understanding the company’s documented transportation role. However, the agreement is not a passenger manifest. It does not establish who traveled, whether any specific trip occurred, or whether the program was misused.
Transportation claims must be supported by flight logs, passenger records, customs records, or other trip specific evidence.
Federal Investigation After Epstein’s Arrest
Following Epstein’s 2019 arrest, federal investigators examined the ownership and corporate structure surrounding Little St. James.

The Delaware inquiry states that investigators were assisting a New York Crimes Against Children squad with a financial investigation. It discusses serving a grand jury subpoena for corporate records.
A request for records or a forfeiture review documents an investigative step. It does not establish that every company asset was ultimately forfeited or that every person named in the corporate files was charged.
Virgin Islands Civil Litigation
In 2020, the Government of the United States Virgin Islands sued Epstein’s estate, its executors, and several related companies.
The amended complaint described the entities as components of an “Epstein Enterprise.” It alleged that Epstein used companies, properties, employees, and financial arrangements to facilitate and conceal trafficking and sexual abuse.
The complaint alleged that Little St. James became an instrumentality of this enterprise and that victims were transported to and isolated on the island.

These descriptions are allegations contained in civil pleadings. They must be distinguished from criminal convictions and adjudicated findings.
The estate reached a settlement with the Virgin Islands in 2022. The agreement required a payment of $105 million, an environmental remediation payment, and half of the proceeds from the sale of Little St. James. The settlement did not contain an admission of liability by the estate or its executors.

Sale of Little St. James and Great St. James
Little St. James and Great St. James were sold together in 2023.
Investor Stephen Deckoff acquired the islands through SD Investments for a reported combined price of $60 million. Under the Virgin Islands settlement, the government was entitled to half of the proceeds from Little St. James.

The sale ended the Epstein estate’s ownership of the islands. It did not erase the historical importance of the companies and records used to operate them.
Evidentiary Limits
The documents establish that Epstein controlled the principal ownership and operating entities connected to Little St. James. They also establish documented roles for administrators, attorneys, accountants, employees, banks, and contractors.
The records do not establish that every person or business appearing in an invoice, account record, permit, or organizational chart knew about Epstein’s crimes.
Several evidence files are copies of the same corporate certificates, deeds, or financial records. Duplicate documents should be identified as duplicates rather than counted as independent corroboration.
Civil complaints contain allegations. Bank compliance classifications reflect institutional risk assessments. Investigative emails record investigative activity. Each source must be described according to what it actually proves.
