Fact Check: The Joe Biden Island Rumor Confused a Relative and a Parcel
Snapshot
| Field | Details |
|---|---|
| Claim checked | A 2020 rumor said Joe Biden owned a private island beside Jeffrey Epstein’s island in the U.S. Virgin Islands. |
| Verdict | False. The rumor confused Joe Biden with his brother James and inflated a small Water Island property into ownership of an island. |
| Relevant distinction | Joe Biden and James Biden are different people. A parcel on Water Island is different from Water Island itself. |
| Evidence type | Contemporaneous reporting about deed records and transactions, supplemented by official and local descriptions of Water Island. |
| Time limit | This checks the historical 2020 claim. It is not a new comprehensive title search of every possible current holding. |
Key takeaways
- The transaction described in the underlying reporting concerned James Biden’s land, not Joe Biden’s ownership of an island.
- AFP reported a July 2020 deed-index search that returned James and Sara Biden, with no Joe Biden entry.
- Water Island is a residential island with multiple land interests, including government-owned land.
- Financial disclosure forms have reporting exceptions. An absent entry alone cannot settle an ownership claim.

The claim contains three separate assertions
An ownership claim must identify the owner, the property, and the period involved. The viral version collapsed those questions into a single insinuation: a member of the Biden family had a Caribbean property, therefore Joe Biden owned a neighboring island and had a connection to Epstein.
That conclusion requires evidence for each step. A relative’s deed does not establish Joe Biden’s title. A deed for a lot does not establish title to the whole island. Geographic proximity does not demonstrate a meeting, a business relationship, knowledge of abuse, or participation in a crime.
What the underlying property story actually described
Snopes’ August 2020 check traced the confusion to James Biden. Drawing on earlier Politico reporting, it described his 2005 purchase of roughly one acre on Water Island, a later subdivision, and a sale of one parcel to lobbyist Scott Green. Those transactions involved a small property, rather than purchase of the island. Snopes’ contemporary check.
The distinction remains important even if a reader has questions about the price or financing of a family transaction. Those are separate questions requiring the relevant agreements and financial evidence. They do not turn one brother into the other or enlarge a lot’s legal boundaries.
What the 2020 records check established
AFP reported searching the U.S. Virgin Islands Recorder of Deeds index on July 28, 2020. It said the surname search produced entries for James and Sara Biden but none for Joe. AFP also obtained a denial from Biden campaign spokesman Andrew Bates that Joe Biden had owned property in the territory or elsewhere in the Caribbean. The campaign statement is an interested party’s response; the separately reported record search is the more useful documentary check. AFP’s report and records screenshot.
The Recorder’s official website explains that its office records deeds, mortgages, liens, and related real-property instruments. That establishes why it is the relevant institutional source for checking recorded title. It does not independently reproduce AFP’s individual search result. U.S. Virgin Islands Recorder of Deeds.
A name-index search is meaningful within its scope, but its scope should remain visible. Spelling variants, entities, trusts, transfers, and the date of the search can affect what appears. No new search of those possibilities is claimed here. The verdict concerns the specific 2020 story and the records-based correction available at the time.
Water Island is a community, not a Biden-owned private island
The Water Island Civic Association describes an island of about 491.5 acres south of St. Thomas in Charlotte Amalie harbor, with homes and ferry access. This independently supplies the geographic and community context lost when a small parcel becomes an entire private island in a caption. Water Island Civic Association’s description.
The territorial government’s own 2026 explanation of a proposed hotel development identifies portions of Water Island as government-owned land. It discusses leasing those portions, retaining government interests, and protecting public access. That contemporary official description is incompatible with the suggestion that Joe Biden personally owns the whole island. It should not be used as a substitute for historical deeds concerning individual lots. Virgin Islands government explanation.
AFP placed Water Island approximately eight miles from Epstein’s property. A regional distance is geographic context, not evidence of a shared boundary or a relationship. Exact mileage also depends on the endpoints being measured; it is unnecessary to the ownership finding. AFP’s geographic context.
Why financial disclosures are not a complete property inventory
The Office of Government Ethics’ Form 278e guide says that a personal residence need not be reported as an asset if it was not rented out during the reporting period. Its definition includes qualifying vacation homes. Different reporting obligations may apply to income, investment property, and mortgages. OGE’s asset-reporting instructions; OGE’s definitions.
Consequently, an argument based solely on the absence of a Caribbean residence from a disclosure form would overstate what the form can prove. This article’s conclusion rests on the specific ownership confusion, the contemporaneous records reporting, and the character of Water Island. It does not infer undisclosed ownership from a reporting exception, either.
Evidence lineage and limits
- Underlying transactions: Politico’s 2020 property reporting, summarized and linked in Snopes, concerned James Biden’s parcel.
- Independent checking: AFP documented its own contemporaneous index search and requested a campaign response.
- Institutional context: The Recorder describes the records it maintains; local and territorial sources describe the island and government land interests.
- Disclosure context: OGE explains why an omitted residence is not, by itself, conclusive.
The original deeds and mortgage instruments are not reproduced or independently audited here. Nor does this check establish the present ownership of every parcel once associated with James Biden. It evaluates the historical allegation about Joe Biden owning an island.
The available evidence supports the correction without extending it into a universal claim about either brother’s contacts. Neither family relationship nor property somewhere in the same island region is evidence of involvement in Epstein’s crimes.
