Financial Trust Company
Financial Trust Company is the earliest and most consistently documented Epstein business at the Red Hook address. An October 1999 Morgan Guaranty statement placed the company at American Yacht Harbor, 6100 Red Hook, Quarters #2. The statement reported a portfolio value of approximately $6.78 million at month end. That value describes the account shown in the statement, not the value of the office or the company as a whole.
Bear Stearns records from the following years used American Yacht Harbor and units including Suite E1 3 and Suite B3. Personal Epstein accounts and charitable structures were routed through Financial Trust Company at Suite B3. Statements addressed to Jeanne Brennan show that she served as a recurring administrative contact.
In July 2011, Financial Trust Company filed a Schedule 13G with the Securities and Exchange Commission concerning shares in Environmental Solutions Worldwide, Inc. The filing listed Suite B3 as both the business and mailing address. This is important corroboration because it appears in a federal public filing independent of the private bank statement collections.
The evidence establishes that Financial Trust Company was an anchor entity at Red Hook. It does not, by itself, establish how many employees worked there, the precise services performed in the suite, or whether all investment decisions were made on site.
Southern Trust Company
Southern Trust Company became the most consequential later entity associated with Suite B3. According to the Virgin Islands government’s complaint, the company was incorporated on November 18, 2011 as Financial Informatics, Inc. and renamed Southern Trust Company in September 2012. A March 2013 banking email described its business as consulting services relying on financial and biomedical algorithms and gave the Suite B3 address.
The Virgin Islands complaint identified Epstein as Southern Trust’s sole owner and as its president and a director from 2011 through at least 2018. The complaint identified Richard Kahn as treasurer and a director and Darren Indyke as secretary and a director. These are allegations and representations contained in litigation records, supported in part by corporate documentation, but they should not be expanded beyond the roles actually stated.
The government alleged that Southern Trust’s assets grew from about $198.5 million in 2013 to about $391.3 million four years later. It further alleged that the company received about $158 million from 2013 through 2017, with roughly 85 percent of reported revenue coming from one source. The complaint alleged that the funds were not used for the represented informatics or data mining business and that Southern Trust existed in material part to obtain tax benefits, employ Epstein associates, and support his activities.
The government estimated that Southern Trust avoided approximately $80.6 million in taxes through the Economic Development Commission program. In the 2022 settlement, the estate and related defendants agreed to return more than $80 million in economic development tax benefits as part of a broader resolution. The settlement is a confirmed event. The underlying fraud theory remains the government’s allegation unless a specific proposition was admitted in the settlement documents.
Southern Financial LLC
Southern Financial LLC appears in a March 14, 2013 email concerning Deutsche Bank account openings. The email gave Suite B3 as its address, stated that the company was incorporated on February 25, 2013, and described its purpose as owning certain assets.
The same email stated that Epstein would be the signatory on the accounts and that Jeanne Brennan, Harry Beller, and Richard Kahn would receive inquiry access. This record is especially useful because it shows the division between signing authority and information access. It also demonstrates that Red Hook administration extended beyond Southern Trust to a separate asset holding entity.
The record does not identify every asset Southern Financial owned, nor does the office address prove where those assets were located.
Foundations and Trusts
The Red Hook office also served structures presented as charitable, educational, scientific, or trust related.
Bear Stearns statements for International Charitable Interests II used Suite B3 and identified Financial Trust Company as trustee. Statements were directed to Jeanne Brennan. Related statement collections span multiple years, showing repeated rather than incidental address use.
Health & Science Interests II statements also used Suite B3 and identified Epstein in a trustee capacity. The source set includes older formation or trust dates within later statement packets, so the date printed for a trust should not automatically be treated as the first date the Red Hook office was used.
Corporate filings and internal planning materials also connect the J. Epstein Virgin Islands Foundation and the name Enhanced Education to the office network. The existence of a charitable label or tax exempt purpose does not establish how every disbursement was used. Corporate records from 2011 and 2012 place multiple real estate holding companies at Suite B3. Later Virgin Islands pleadings connected several of those companies to major Epstein properties:

This arrangement demonstrates centralized administration across geographically dispersed properties. It does not mean that the properties were physically located at Red Hook or that every property employee worked in the marina office.
One source quality issue deserves explicit notice. An image in the reviewed annual report collection appears to render the Great Saint James holding company name as “Popular, Inc.,” while the Virgin Islands complaint and other records identify “Poplar, Inc.” Researchers should consult the certified corporate file before treating the annual report image as conclusive on spelling.
Aviation, Transportation, and Island Operations
The office network included companies associated with aircraft, transport, fuel, construction, and asset holding. An internal address and account planning sheet lists Hyperion Air entities among the groups organized under the 6100 Red Hook address. Corporate reports place Thomas World Airlines LLC, Michelle’s Transportation Company LLC, Lafayette Contractors LLC, and Freedom Air Petroleum LLC in the same administrative cluster.
The recorded managers help identify functional responsibility. Jeanne Brennan appeared as manager for several holding and construction related companies. Larry Visoski appeared as manager of Freedom Air Petroleum. These roles are evidence of formal responsibility in particular filings. They are not proof that either person controlled the wider network or knew of criminal conduct.
Operational emails also used Red Hook signature blocks. A 2012 email from an LSJ, LLC island manager used 6100 Red Hook Quarters, Suite B3. Another message about a person being at the “Main Compound” carried the same office signature. The signature indicates the sender’s administrative base. It does not mean the Main Compound was inside American Yacht Harbor.
LSJ Employees and Administrative Operations
LSJ Employees, LLC was organized in the Virgin Islands in October 2011 and later renamed LSJE, LLC. A March 2013 amendment recorded the name change. The amended operating agreement identified Epstein as sole member and gave Suite B3 as the company’s initial address and principal administrative location.
Bank forms for LSJE list the company at Suite B3 and identify multiple authorized people. The source documents contain sensitive personal identifiers and should not be republished wholesale. For public interest purposes, the material fact is that the company’s banking and governance were administered from Red Hook and that Epstein retained ownership.
The company name and related filings connect the office to employment supporting Little Saint James. That connection does not establish that employees ordinarily performed their work at Suite B3. This list is not a roster of criminal participants. It identifies people whose documented roles help explain how the office functioned. Epstein’s abuse and trafficking were his responsibility and, where legally established, the responsibility of convicted or adjudicated participants. Banking and Brokerage Activity
The financial record shows three overlapping uses of Suite B3.
First, it was a company address. Financial Trust Company, Southern Trust Company, Southern Financial, LSJE, and related entities used it in bank and brokerage records.
Second, it was a personal financial mailing address for Epstein. Bear Stearns statements and later bank records placed his personal accounts at Suite B3, often through Financial Trust Company.

A FinCEN Bank Secrecy Act record later identified Suite B3 as Epstein’s permanent or mailing address and described a wealth management checking account opened in March 2016. This is best understood as an administrative combination of a residence name with a mailing address. Survivor accounts and government allegations about abuse on the islands should not be transferred to the marina office without location specific evidence. It was part of the business and administrative infrastructure that supported Epstein’s Virgin Islands presence.
USVI Litigation and Settlement
The Virgin Islands government filed a civil action against Epstein’s estate and related defendants after his death. The Second Amended Complaint described a wide enterprise involving property companies, employees, Southern Trust, tax benefits, and Virgin Islands assets. It placed Southern Trust at American Yacht Harbor and alleged that the company helped fund or facilitate Epstein’s activities.
In December 2022, the Virgin Islands Attorney General announced a settlement exceeding $105 million in cash, plus half the proceeds from the sale of Little Saint James. The agreement also included $450,000 for environmental remediation around Great Saint James and the return of more than $80 million in economic development tax benefits. The government stated that the islands would be sold and Epstein related Virgin Islands businesses wound down.
The Attorney General’s release stated that approximately $125 million had separately been paid to about 150 survivors through the Epstein Victims’ Compensation Program. That compensation fund figure is context for survivor redress and is not part of the cash settlement amount paid to the Virgin Islands.
Settlement establishes that the parties resolved the case on agreed terms. It does not establish every factual allegation in the complaint, and it should not be reported as a criminal conviction of a company or uncharged person.

An appearance in an EFTA file means the address is present in the released record. It does not mean every statement in that record was independently verified by investigators or a court.
Reliability and Limitations
The strongest conclusions are those repeated across independent record systems: Suite B3 was used by Epstein, Financial Trust Company, Southern Trust Company, LSJE, and related entities; it functioned as a financial and administrative address; and it remained in use over many years.
Several limitations remain:
- The reviewed record does not include a complete lease history for every suite.
- It does not establish the exact dates of every move within American Yacht Harbor.
- Corporate annual reports may repeat self reported purposes without confirming actual activity.
- Optical character recognition can misread company names, suite numbers, and dates.
- Some EFTA files are continuations of statement sets and should not be treated as independent events.
- Registry records sometimes merge a physical residence with a mailing address.
- Suspicious activity reports document concern, not guilt.
- Civil complaints state allegations unless a fact is admitted, adjudicated, or independently corroborated.
- A common business address does not prove that all entities shared employees, accounts, assets, or knowledge.
- No reviewed source provides a complete visitor log, employee roster, or inventory for Suite B3.
Survivor Safety and Privacy Review
This article does not identify survivors, reproduce private account numbers, publish Social Security numbers, or repeat unrelated medical and personal data found in source records.
The office is discussed because it formed part of the infrastructure around Epstein’s Virgin Islands activities. The article does not claim that abuse occurred at Suite B3 without survivor testimony, law enforcement evidence, or another reliable location specific source. It also does not use lack of public allegations at the office to minimize the role that financial, corporate, employment, and logistical systems can play in sustaining exploitation.
Professional and administrative roles are described precisely. A person’s presence in a filing, bank form, email, or registered agent record is not by itself evidence of participation in trafficking or abuse.

- Which entities maintained employees physically at Suite B3, and which used it only as a registered or mailing address?
- Are there surviving visitor logs, access control records, telephone logs, building directories, security footage, or office inventories?
- Which Little Saint James and Great Saint James expenses were approved, paid, or recorded through the Red Hook office?
- What functions did Financial Trust Company actually perform at the office from 1999 through 2011?
- What work product, clients, employees, software, or research supported Southern Trust’s claimed financial and biomedical consulting activity?
