Zorro Ranch Entities and Jeffrey Epstein

Jeffrey Epstein did not hold and operate his New Mexico property through a single company.
The ranch commonly known as Zorro Ranch was supported by a changing network of trusts, corporations, limited liability companies, bank accounts, lawyers, accountants, managers, and entities connected with Epstein’s other residences.
The core entities were:
- Zorro Trust, the original property holding structure
- Zorro Development Corporation, the ranch operating company
- Cypress, Inc., the Virgin Islands corporation that received legal title in 2011
- Zorro Management, LLC, a later management and banking entity
- Darren K. Indyke, PLLC, the legal and corporate administration firm
- HBRK Associates, the accounting and financial administration entity
- Little Saint James, LLC, which shared employees and operational resources with the ranch
- The Epstein estate and the 1953 Trust, which controlled Epstein’s assets following his death
- San Rafael Ranch, LLC, the company that purchased the property from Epstein’s estate in 2023
The New Mexico Survivors’ Truth Commission interim report identifies the principal entities involved in owning, financing, managing, and operating the ranch.
The corporate structure evolved during Epstein’s ownership. Zorro Trust and Cypress, Inc. were separate legal structures connected by a property transfer. Cypress was not merely a renamed version of Zorro Trust.
The records also show that some entities associated with Epstein’s New York, Florida, and Virgin Islands properties participated in ranch administration. Their involvement does not mean they owned the New Mexico land.

Zorro Ranch Was a Property Name
“Zorro Ranch” was the commonly used name of Epstein’s property near Stanley, New Mexico.
The name appeared on road addresses, correspondence, invoices, employee records, vendor files, flight documents, telephone lists, and law enforcement records.
It was not always the legal name of the entity paying an employee, signing a lease, holding title, or maintaining a bank account.
Records identify address variations including:
- 49 Zorro Ranch Road
- 49 Zorro Ranch Road, Stanley, New Mexico 87056
- 220 Zorro Ranch Road
- 340 Rancho San Rafael
The address variations may reflect different entrances, buildings, parcels, postal assignments, or later renumbering. They should not automatically be treated as separate properties.
The property included privately owned land, state trust land held under agricultural leases, federal land interests, rights of way, and improvements constructed during Epstein’s ownership.
Zorro Trust
Zorro Trust was the original legal structure used to acquire and control the New Mexico property.
According to the New Mexico Survivors’ Truth Commission interim report, Zorro Trust was an Ohio based trust created on March 1, 1993.
Epstein served as trustee.
The trust acquired the ranch property and entered into arrangements with the New Mexico State Land Office concerning surrounding public land.
The trust structure allowed Epstein to exercise control while placing the property and related legal rights under a name other than his personal name.
Zorro Trust should not be confused with every unrelated trust carrying the word “Zorro.” The name alone does not establish common ownership.
The Original State Land Lease
Zorro Trust entered into an agricultural lease with the New Mexico State Land Office in 1993.
The lease concerned more than one thousand acres of state trust land adjoining the privately owned ranch.
The New Mexico State Land Office later reported that its files contained more than four hundred pages concerning approximately 1,243 acres leased to Epstein’s company.
The land was nominally leased for agricultural and grazing purposes. However, the state land also increased the ranch’s geographic isolation and served as a substantial buffer around the privately owned compound.
The public lease did not give Epstein ownership of the state trust land.
Zorro Trust’s JPMorgan Account
Zorro Trust also maintained a bank account at JPMorgan Chase.
EFTA01588756 contains a December 2012 communication concerning the closing of the Zorro Trust account.
The account was closed on December 17, 2012. Approximately $516,811 was transferred to Epstein’s personal account.
The closing occurred during the period in which legal ownership and operational functions were being moved into other entities.
The transaction establishes that Zorro Trust possessed its own financial infrastructure. It does not, standing alone, reveal the origin of every dollar, identify every ranch expense, or prove that all Zorro Trust funds were used in New Mexico.
Zorro Development Corporation
Zorro Development Corporation, frequently abbreviated as ZDC or identified as Zorro Development Corp., was the principal operating company for the ranch.
The Truth Commission interim report identifies ZDC as the entity created to manage and operate Zorro Ranch.
Its documented address was 49 Zorro Ranch Road, Stanley, New Mexico 87056.
ZDC appears in:
- Employee records
- Payroll and hiring documents
- Vendor invoices
- Equipment purchases
- Construction correspondence
- Telephone directories
- Vehicle purchases
- Water and utility projects
- Communications system records
- Banking documents
ZDC appears to have functioned as the ranch employer and expense paying operation even when another entity held legal title.
Zorro Development Corporation Employees
The Truth Commission identified several people employed through Zorro Development Corporation, including:
- Brice Gordon
- Karen Gordon
- Carlos Delgado
- Amber Chavez
- Steve Chavez
- Cynthia Cano
- Bradley Royster
Employment by ZDC establishes an operational relationship with the ranch. It does not establish that every employee knew about or participated in Epstein’s abuse.
The released records suggest that staffing fluctuated. Some employees lived at the ranch, while others performed security, housekeeping, maintenance, construction, land, vehicle, or management work.
Brice and Karen Gordon held particularly significant management roles. Their work extended beyond New Mexico to Epstein’s Virgin Islands properties.
Zorro Development Corporation’s Banking Activity
The Truth Commission found that ZDC maintained a Wells Fargo account that received regular transfers from Epstein’s JPMorgan accounts.
The transfers were commonly made in amounts between fifty thousand and one hundred thousand dollars.
EFTA01590103 through EFTA01590114 contain records cited by the Commission concerning this financial activity.
Zorro Development Corporation also appears in later financial records associated with Deutsche Bank.
EFTA01284892, EFTA01285689, and EFTA01286722 identify Zorro Development Corporation in banking records.
EFTA01482283 contains a payment reference identifying Zorro Development Corporation in connection with Wells Fargo.
These records demonstrate that ZDC possessed banking infrastructure and received money for ranch operations. They do not provide a complete accounting of construction, salaries, vendors, taxes, equipment, or other expenses over the ranch’s full history.
Zorro Development Corporation and Ranch Infrastructure
ZDC paid for or coordinated significant improvements at the property.
Released records connect the company with:
- Road and utility work
- Water pipelines
- Wells and water distribution
- Security systems
- Telephone and communications equipment
- Vehicles
- Heavy machinery
- Electrical work
- Construction and maintenance
- Ranch employee housing and operations
The Truth Commission also found that ZDC was involved in communications infrastructure installed at the ranch.
EFTA02098147 and EFTA02097616 concern a ranch telephone directory for ZDC personnel.
EFTA02020961 contains a reference associated with Zorro Development Corporation letterhead and ranch contact information.
The documents show that the ranch operated as a professionally managed compound with its own communications, personnel, transportation, security, and maintenance systems.
Zorro Trust and Cypress Were Separate Structures
Some accounts describe Zorro Trust as having been renamed Cypress, Inc.
The public record supports a more precise description.
Zorro Trust was the original trust based structure. Cypress, Inc. was a separate Virgin Islands corporation that received the property through a special warranty deed.
The change was therefore a legal transfer from one structure to another, not simply a new name placed on the same registration.
This distinction matters because the transfer involved:
- The privately owned ranch property
- A state grazing lease
- A state right of way easement
- Federal land interests or pending assignments
- Corporate shares controlled by Epstein
The transfer changed which legal entity held title and interacted with government agencies.
Cypress, Inc.
Cypress, Inc. was a corporation registered in the United States Virgin Islands.
The entity used an address at 9100 Havensight in St. Thomas. That address appeared across multiple Epstein controlled corporations and administrative records.
Cypress received the New Mexico ranch through a special warranty deed dated December 19, 2011.
EFTA00310887 documents the transfer and identifies Cypress in connection with the property.
EFTA00310888 contains additional material involving the accompanying lease, easement, and land assignments.
Darren Indyke handled the transaction with assistance from David G. Gordon of the Albuquerque law firm Sutin, Thayer & Browne.
The presence of lawyers in a property transfer establishes professional legal work. It does not show that the lawyers participated in Epstein’s crimes.
What Cypress Received
The transfer package reportedly included:
- The privately owned ranch property
- New Mexico State Land Office Grazing Lease GR 2122
- State Right of Way Easement RW 30137
- Pending Bureau of Land Management assignments
- Improvements and fixtures associated with the ranch
Cypress became the primary legal title holder identified in public property and estate records.
The New Mexico State Land Office described Cypress as Epstein’s company and the listed owner of Zorro Ranch.
Epstein’s Ownership of Cypress
A testamentary document released in the Epstein files identifies Epstein’s interest in the New Mexico property as ten thousand shares of Cypress, Inc.
EFTA01266204 describes the Cypress shares and states that the corporation held legal title to the ranch property, leases, permits, improvements, and fixtures.
This structure meant Epstein could control the ranch through ownership of corporate shares rather than holding every parcel and permit directly in his personal name.
The document is important because it identifies the connection among:
- Epstein personally
- The Cypress shares
- Legal title to the ranch
- The related leases and improvements
It does not establish that Cypress had shareholders independent of Epstein with meaningful control.
Cypress and the State Land Leases
After receiving the ranch, Cypress also became the lessee of the adjoining state trust land.
The State Land Office reported that it provided more than four hundred pages of Cypress lease records to the New Mexico Attorney General in July 2019.
Following Epstein’s death, State Land Commissioner Stephanie Garcia Richard sought access to inspect the public land.
When state officials did not receive the requested access, the commissioner moved to cancel the leases.
The September 2019 cancellation announcement identifies Cypress as both Epstein’s company and the listed ranch owner.
Cancellation of the state leases did not automatically transfer the privately owned ranch to New Mexico. It ended Cypress’s rights to use the state trust land covered by the leases.
Zorro Management, LLC
Zorro Management, LLC was another Virgin Islands entity connected with the ranch.
The company appears to have performed later management and financial functions after the Zorro Trust account was closed and Cypress held legal title.
The Truth Commission found that Zorro Management maintained an account at Deutsche Bank and was reviewed with Epstein’s other high risk accounts.
Epstein, Darren Indyke, and Brice Gordon were identified as signatories.
EFTA01417850 through EFTA01417857 contain financial and compliance records cited by the Commission.
EFTA01417856 identifies signatory information connected with the account.
The company’s association with the ranch is also supported by records using the 49 Zorro Ranch Road address.
Zorro Management and Bank Compliance
Banking records show that Zorro Management underwent financial compliance review.
EFTA02204112 and EFTA02204205 concern entity formation, account administration, and deficiencies identified during a bank review.
The records refer to a new entity and employer identification number.
EFTA01416621 contains a compliance note concerning Epstein as the ultimate beneficial owner. The review discussed whether Epstein should be marked as a politically exposed person because of his relationships with Prince Andrew and Bill Clinton.
A compliance designation is a banking risk classification. It does not mean that the bank classified Zorro Management itself as a political organization.
The records demonstrate that financial institutions recognized heightened risk around Epstein and his entities. They do not establish that every transaction through Zorro Management was illegal.
Zorro Management’s Operational Funds
Released financial records identify substantial balances associated with Zorro Management.
EFTA01381149 contains an account listing in which Zorro Management appears with a balance exceeding four hundred thousand dollars.
Additional records, including EFTA01419809, EFTA01413971, and EFTA01431827, place the entity within Epstein’s broader banking infrastructure.
Balances establish that the entity held money. They do not show how every dollar was earned or spent.
A complete forensic accounting would require bank statements, invoices, payroll records, tax filings, vendor records, and transfers across Epstein’s other accounts.
Zorro Management Did Not Clearly Hold Title
Zorro Management’s name can create confusion because it sounds like the company that owned the ranch.
The available property and estate records identify Cypress, Inc. as the legal title holder during the final years of Epstein’s ownership.
Zorro Management appears to have managed expenses, banking, and ranch operations.
This produced a divided structure:
- Cypress held title.
- Zorro Management handled later management and banking.
- Zorro Development Corporation employed personnel and paid operating expenses.
- Epstein controlled the structures.
- Indyke and Kahn helped administer them.
Corporate roles overlapped, but the entities were not necessarily interchangeable.
Darren K. Indyke, PLLC
Darren Indyke served as Epstein’s longtime personal attorney and later became a coexecutor of his estate.
Darren K. Indyke, PLLC was the professional legal entity through which Indyke performed legal, corporate, and financial work.
The Truth Commission found that Indyke provided corporate and financial management across Epstein’s properties, including Zorro Ranch.
EFTA01118124 and EFTA01118125 contain records cited for the firm’s personnel and functions.
The firm employed or worked with people involved in Epstein’s administration, including:
- Darren Indyke
- Lesley Groff
- Habibe Avdiu
Lesley Groff helped coordinate communications, schedules, employees, guests, and travel involving the ranch.
Indyke also handled the Cypress property transfer and communicated with local counsel concerning New Mexico land rights.
HBRK Associates
HBRK Associates was the accounting and financial administration entity associated with Harry Beller and Richard Kahn.
The Truth Commission described Epstein as the firm’s sole client.
Harry Beller managed Epstein’s JPMorgan accounts. Kahn helped manage Epstein’s financial operations and later became a coexecutor of Epstein’s estate.
EFTA01118126 contains records cited by the Commission concerning the financial administration structure.
HBRK personnel processed transfers, maintained records, communicated with banks, handled invoices, and helped fund Epstein’s properties.
HBRK was not identified as the owner of Zorro Ranch. Its role was financial and administrative.
Little Saint James, LLC
Little Saint James, LLC was created to purchase and operate Epstein’s private island in the United States Virgin Islands.
It was not the legal owner of Zorro Ranch.
However, the Truth Commission found significant operational crossover between Little Saint James and Zorro Ranch.
Brice and Karen Gordon managed or helped manage both properties. Ranch employees and contractors were sometimes assigned work involving the Virgin Islands residences.
The same lawyers, accountants, assistants, pilots, and financial administrators also served multiple Epstein properties.
This crossover matters because Epstein’s residences did not operate as isolated households. They were supported by an interconnected staff and corporate network.
It does not mean that every Little Saint James employee worked at Zorro Ranch or that every transaction involving the island concerned New Mexico.
Other Tangential Entities
The Truth Commission identified several additional Epstein entities with at least some relationship to the administration of his properties.
These included:
- SLK Designs
- NES, LLC
- Neptune, LLC
- Southern Trust Company, Inc.
- Little Saint James, LLC
- HBRK Associates
- Darren K. Indyke, PLLC
Some of these entities were primarily associated with New York or the Virgin Islands.
Their appearance in the same banking, payroll, compliance, or administrative records does not make them Zorro Ranch title holders.
The evidence supports describing them as connected service, management, or financial entities rather than direct ranch owners.
SLK Designs
SLK Designs was associated with Sarah Kellen.
The entity appears within Epstein’s broader administrative network, but the currently available record does not establish that it held title to New Mexico land.
Kellen helped arrange Epstein’s personal schedules and travel, including travel involving Zorro Ranch.
That operational role may explain why her entity appears near ranch related records.
The appearance of SLK Designs in a document does not prove that the company financed or controlled the ranch.
NES, LLC
NES and similarly named entities were principally associated with Epstein’s New York property interests.
They should not be confused with Cypress.
Cypress held the New Mexico ranch. Maple, Inc. held Epstein’s Manhattan townhouse during part of its ownership history. Laurel, Inc. was associated with the Palm Beach property. Nautilus related to Virgin Islands property interests.
The corporations sometimes appear together in probate records because Epstein’s estate held shares in several property companies.
Their placement in the same estate schedule does not establish that each corporation owned Zorro Ranch.
Maple, Laurel, and Nautilus Were Not Zorro Ranch Owners
Several Epstein companies are frequently misidentified as ranch entities because they appear beside Cypress in estate documents.
The principal property associations were:
- Cypress, Inc. for Zorro Ranch
- Maple, Inc. for the Manhattan townhouse
- Laurel, Inc. for the Palm Beach residence
- Nautilus related to Virgin Islands property interests
A probate filing listing shares of Cypress, Maple, and Laurel is an inventory of separate corporate assets. It is not evidence that Maple or Laurel jointly owned the ranch.
This distinction is essential when mapping Epstein’s corporate network.
Epstein’s Estate and the 1953 Trust
Epstein signed a new will shortly before his death in August 2019 and directed his assets into a trust called the 1953 Trust.
Following his death, Darren Indyke and Richard Kahn became the principal estate representatives.
The estate controlled Epstein’s property interests, including his Cypress shares and the ranch held through Cypress.
Estate control should not be confused with a new independent owner taking possession of the ranch. The property remained within Epstein’s estate structure until its sale.
The estate listed Zorro Ranch for sale in 2021 for $27.5 million. The asking price was later reduced to $18 million.
Karyna Shuliak and the Ranch
Karyna Shuliak was named as a significant beneficiary in Epstein’s estate planning documents.
One released testamentary document discussed leaving Epstein’s Cypress shares and New Mexico property interests to Shuliak if she survived him.
The later 1953 Trust also included extensive proposed benefits for Shuliak.
A beneficiary designation does not establish that Shuliak personally received legal title to the ranch.
The property remained under estate administration and was ultimately sold by the estate. Public property records identify the purchasing company rather than Shuliak as the later owner.
The 2023 Sale
The Epstein estate sold Zorro Ranch in August 2023.
The Associated Press reported that estate attorney Daniel Weiner confirmed the sale but did not immediately disclose the purchase price.
Weiner said the proceeds would be used for estate administration and payment of creditors.
The buyer was San Rafael Ranch, LLC, a company formed shortly before the purchase.
A warranty deed was recorded on August 16, 2023.
San Rafael Ranch, LLC
San Rafael Ranch, LLC became the legal owner after purchasing the property from Epstein’s estate.
The company was registered in New Mexico in July 2023.
Later reporting and court records connected the purchasing company to the family of Texas businessman and former state senator Don Huffines.
The Guardian reported in February 2026 that the Huffines family acquired the property through San Rafael Ranch, LLC.
The ranch was renamed Rancho de San Rafael.
The new ownership company did not exist during the period when Epstein owned and operated Zorro Ranch. Its later purchase does not connect the Huffines family or San Rafael Ranch, LLC with Epstein’s crimes.
The current owners cooperated with the New Mexico Department of Justice when investigators searched the property in March 2026.
Love & Bliss Church and the Disputed Deed
Love & Bliss Church filed documents claiming that Cypress had transferred part of the ranch to the organization.
The purported deed was created in April 2019 and recorded in Santa Fe County in October 2020. It claimed that Cypress transferred property to Love & Bliss Church for two hundred dollars.
MinistryWatch documented the disputed filing and reported that the Epstein estate regarded it as fraudulent.
The organization had previously filed disputed deeds involving Epstein’s Palm Beach property.
Recording a deed with a county clerk does not guarantee that the document is authentic or legally enforceable. Recording offices generally preserve submitted documents but do not adjudicate ownership disputes.
Love & Bliss Church was not recognized as the owner in the estate’s eventual sale to San Rafael Ranch, LLC.
The disputed deed should therefore be classified as a recorded ownership claim, not a verified transfer.
The Unrelated Oklahoma Zorro Trust
Online claims have connected Epstein’s Zorro Trust to a trust with the same name associated with a large Oklahoma lottery prize.
The Truth Commission interim report cautioned that the shared name does not establish a connection.
A trust name is not a unique national identifier. Separate trusts in different jurisdictions can use the same or similar names.
No verified corporate filing, trustee record, banking record, tax document, or lottery record reviewed for this article establishes that Epstein’s Zorro Trust claimed the Oklahoma prize.
The lottery claim remains unsupported.
Why Epstein Used Multiple Entities
The use of separate entities divided legal and operational responsibilities.
The structure allowed:
- One entity to hold title
- Another entity to employ ranch workers
- Another entity to pay operating expenses
- A law firm to manage contracts and transfers
- An accounting firm to process funds
- Separate companies to control other residences
- Bank accounts to be opened under corporate names
- Property interests to be transferred through corporate shares
Multiple entities are common in the ownership and operation of expensive properties. Their existence does not independently prove money laundering or trafficking.
In Epstein’s case, however, the structure complicated efforts to determine which entity controlled each asset, paid each employee, received each transfer, or possessed each record.
That complexity remains important because Zorro Ranch is connected with documented survivor accounts and an active New Mexico investigation.
Corporate Structure and Accountability
The division of ownership and operations created several distinct evidence trails.
Property records identify Zorro Trust and Cypress.
Employment and vendor records identify Zorro Development Corporation.
Bank records identify Zorro Trust, Zorro Development Corporation, and Zorro Management.
Legal records identify Darren K. Indyke, PLLC.
Accounting records identify HBRK Associates.
Cross property records identify Little Saint James, LLC and other Epstein companies.
Estate records identify Cypress shares and the 1953 Trust.
Sale records identify San Rafael Ranch, LLC.
An investigation limited to a single entity name would therefore miss substantial parts of the ranch’s history.
The Entities and the New Mexico Investigation
The New Mexico Department of Justice maintains an active investigation into conduct connected with Zorro Ranch.
The New Mexico Survivors’ Truth Commission is separately examining the ranch’s ownership, operation, employees, visitors, financial structure, and the failures of earlier investigations.
The Commission’s interim report states that the available financial records are scattered and incomplete.
A complete entity accounting would require:
- Corporate formation records
- Trust instruments
- Deeds and title records
- Federal and state tax returns
- Complete bank statements
- Payroll records
- Vendor invoices
- State land leases
- Federal land assignments
- Insurance records
- Property inventories
- Communications among managers and accountants
- Estate distribution records
- Sale and closing documents
The existing record establishes the principal structure but may not identify every company used to operate or fund the ranch.
What the Evidence Establishes
The available evidence establishes that:
- Zorro Trust was the original holding structure for the ranch.
- Epstein served as trustee of Zorro Trust.
- Zorro Trust held New Mexico state land leases.
- Zorro Trust maintained a JPMorgan account.
- The Zorro Trust account was closed in December 2012.
- Zorro Development Corporation managed ranch operations.
- ZDC employed ranch personnel and paid operational expenses.
- ZDC received regular transfers from Epstein controlled accounts.
- Cypress, Inc. received the ranch through a 2011 special warranty deed.
- Cypress was a Virgin Islands corporation controlled through shares owned by Epstein.
- Cypress held legal title when Epstein died.
- Cypress also held the state grazing lease and related land rights.
- The State Land Office cancelled the Cypress leases in 2019.
- Zorro Management, LLC maintained financial accounts associated with ranch management.
- Epstein, Indyke, and Brice Gordon were identified as account signatories.
- Darren K. Indyke, PLLC provided legal and corporate administration.
- HBRK Associates provided accounting and financial administration.
- Little Saint James and Zorro Ranch shared some employees and managers.
- Epstein’s estate controlled the property after his death.
- San Rafael Ranch, LLC purchased the ranch in 2023.
- The present owners cooperated with the 2026 New Mexico search.
- Love & Bliss Church filed a disputed deed but was not recognized as the eventual seller or buyer.
What the Evidence Does Not Establish
The available evidence does not establish that:
- Every Epstein entity owned part of Zorro Ranch.
- Zorro Trust and Cypress were the same legal entity.
- Zorro Management held legal title to the land.
- Maple, Inc. owned Zorro Ranch.
- Laurel, Inc. owned Zorro Ranch.
- Nautilus owned Zorro Ranch.
- Every payment involving Zorro Management concerned New Mexico.
- Every ZDC employee knew about Epstein’s abuse.
- Every lawyer, accountant, vendor, or contractor participated in criminal conduct.
- Love & Bliss Church legally acquired the ranch.
- Epstein’s Zorro Trust claimed an Oklahoma lottery prize.
- San Rafael Ranch, LLC or the current owners were involved in Epstein’s activities.
- Every entity used by Epstein has been identified.
- The released banking records constitute a complete accounting of ranch expenses.
- The use of multiple entities alone proves money laundering.
Investigative Assessment
